Our exceptional selling process

We understand that selling your home is a complex process with many things to consider. To help, we’ve broken our selling process into 4 easy-to-follow steps. Before we get into it, don’t forget that you are not alone in this process. Our EVES salespeople are here to help you and will happily talk you through this process in detail at any point in your selling journey. 

Our 4 step selling process is as follows;

Information Sharing & Legalities

During this phase, we go through all legalities and preparation tasks for listing your property including Anti-Money Laundering checks, market analysis and guiding you through contracts. We'll determine the best sales method together and create a detailed marketing plan, including open homes, professional photography, drafting advertisements and installing signage.

Marketing your property

Here we initiate your Marketing Campaign, including online listings, targeted marketing, and promotion within our network. We conduct professional open homes, present your property at sales meetings, and continuously liaise with potential buyers to gauge interest. We'll keep you informed with regular updates, results, market trends, and weekly face-to-face meetings.

The transaction

Throughout your campaign, we'll present all written offers and expertly negotiate contracts. If your property is going to auction, we handle all documentation, communicate with interested parties, and ensure thorough preparation, including setting the reserve price and crafting an effective auction script. On auction day, we'll be present to assist buyers and ensure the process runs smoothly.

After the sale

After the successful sale or completion of a conditional contract, we handle the lodgment of original contracts, ensure finance conditions are met, and oversee the fulfillment of special conditions with solicitors. Additionally, we coordinate moving dates, attend pre-settlement property inspections, and update signage and online listings to reflect the sale.

Choosing your method of sale

When it comes to the sale of your property, there are several methods of sale commonly used in real estate transactions. These include;

Auction
This method of sale is a highly transparent process, enabling purchasers to see where their competition is on the auction room floor. A reserve price will be set in consultation before the auction and the property will be declared “on the market” only after this price has been met.

When a property is sold at auction the sale is unconditional, and a non-refundable 10% deposit is required to be paid. The settlement date is predetermined prior to unless the purchaser has asked for a variation to this before auction.​

Fixed Price
When a property is sold via this method, a fixed is disclosed on all marketing material. It sets a clear indication to all potential buyers of the seller's price expectations. Each potential buyer will be asked to make a signed written offer and will have the opportunity to negotiate on price or conditions. The process encourages both conditional and unconditional offers. All offers will be presented to the seller.

Deadline Sale
This method is most commonly used when there are multiple possibilities for the sale of a property. The process invites both conditional and unconditional offers, upon close of the offer period it is up to the vendor who they negotiate with.​ This allows sellers and buyers to work within a set timeframe and creates a structured environment for all parties involved and creates a level playing field for buyers.​

Price by negotiation
This method of sale is helpful when you have a difficult property to price or would like to get feedback from the market before defining a price. When a property is sold by negotiation, there is no price on any marketing material. Potential purchasers would need to contact the salesperson to get a price guide on the property, based on the Comparative Market Analysis and your expectations. 

Tender
Tender is a popular method of sale particularly for large, more complex properties. Prospective buyers prepare and submit confidential written offers for a property for consideration. ​Following the tender deadline, EVES will provide all tenders to you to weigh up offers and conditions and decide which, if any you want to accept. There is no reserve price and no-obligation to accept any of the tenders made. 

Each method has its advantages and can vary depending on your property and current market conditions. Whilst it is good to understand the different methods available, your salesperson will help determine the best method for your unique circumstances.
