While selling and buying homes is considered by many to be stressful and frustrating endeavour, choosing to work with Sara, with her positive 'can do' attitude, communication and negotiation skills, your experience should be an enjoyable and rewarding adventure.
We enlisted the help of Sara to sell our family home. From the outset she consulted us on all aspects of the process, gave her advice, provided us with feedback, but let us make the all the decisions. She was respectful, not pushy and always remained positive. When you're selling, you often are wondering about feedback - and Sara's communication skills were exceptional. She would phone after every open home, send a weekly report and was always available if we had any queries. As if this wasn't enough, Sara also has a natural flair for home staging and she offered her skills, time and furniture to help us stage the house - we were amazed at the transformation! We wouldn't hesitate to use Sara again if we ever sold in the future.
The vendor had two properties to sell, her own home and a rental; she needed to sell one in order to bid on a property she had seen. She had been approached by other agents who recommended she sell her own home before bidding on her dream home. My mind set was if she wasn’t successful in bidding on the property she wanted, she would be without a home and would have to live in the rental – not ideal.
With the rental identified as the property to be sold first, I had a tight time frame of two weeks, in which to secure a buyer and I recommended the Auction process – it gives buyers a deadline to work to. We went to Auction, although it didn’t sell in the room on Auction day, on the Saturday after the Auction I received a call from the bidder in the room who was interested in putting in an unconditional offer in. We negotiated a price suitable to both parties, property sold!
“Sara enabled me to focus on other aspects of my life while she handled the transactions with total professionalism. There was absolutely no stress involved and I had and always will have total faith in Sara’s attitude” Her clients come first”, unlike some other agents I have dealt with.
The vendors had employed an agent from another company, with little subsequent interest in the property. The listed price method was used, unfortunately this resulting in a “no sale” situation. They asked me to list their property, my recommendation was an Auction campaign – with no price indication it enabled buyers to determine the value.
They achieved a price over their original listed price.

A lovely couple had made the decision to sell their property due to their much beloved garden becoming too large to handle. The property had substantial views from Omokoroa through to the inner harbour.
The most important thing was to find them their next home. After listening to their brief, we found a property advertised “Price by Negotiation”. We secured that property and due to the tight time frame and their large views selected the Auction process for theirs.
The process was simple and stress free, the buyers identified this was the perfect property for them and were successful securing the property.
“Sara was knowledgeable about things that were required and arranged things that needed to be done with good humour and advice. We would recommend her to anyone who is considering selling a property. Her diligence, energy and professional handling of our sale are greatly appreciated”

The client purchased the property from me December 2015. It was a tenanted property and the tenants were very happy living there. Unfortunately by May 2016 the vendor’s circumstances had changed and the difficult decision was made to sell the property. The Auction process was the method of choice due to the buyer’s market at the time.
We sold the property a $65,000 profit (Over 5 months) for the vendor. Having identified a buyer who was slightly nervous about the bidding process. I recommended I bid on her behalf as I wasn’t emotionally involved. This resulted in her securing the property. Both vendor and buyer were very happy with the outcome.
“I highly recommend Sara for all aspects of Real Estate, she will work had, has a brilliant attitude and her personality is outstanding, she is helpful and listens to your needs and requirements. If you are thinking of engaging Sara as your agent, then I couldn’t recommend anyone more suitable”
Built circa 1930, this unique stucco dwelling, boasting original period features was situated on a large sub-dividable section to the rear of the property. A highly desirable piece of the real estate with superb marketing abilities.
As there were no other comparable properties on the market, making it difficult for me to gauge its value we decided to take the property to Auction to create a competitive edge amongst the buyers.
The Campaign & Result:
We received a pre-auction offer with in the first week, which was not at a level the vendor was excited about, so they elected to have faith in the Auction process and carry on with the campaign.
At the first open home we met and identified the buyer. I worked with her throughout the Auction campaign. I discussed her bidding strategy prior to auction day. Ultimately she was bidding against an investor/buyer from Auckland who was introduced to the property by phone the morning of the Auction. We worked through his due – diligence in time for him to phone bid. The bidding was fast and furious, it came down to our home owner and the investor/buyer. She stuck to her strategy and secured her dream home.
“We followed Sara’s advice and received a great result! We highly recommend her work ethics and professionalism”

This property was previously marketed by an opposition company with a listed price, unfortunately unsuccessfully. I was approached by the vendor’s to sell the property. It had gorgeous views and was proudly elevated sitting on a large site. We went through an Auction campaign, however the bidding in the room didn’t reach expectation. We marketed the property “By Negotiation”, at which point we received a number of offers but the failing builder’s reports meant each offer was withdrawn. The decision was made to take the property off the market, out of sight but not out of mind. I mentioned it to a building inspector, who requested to go through the property. Both he and his wife loved it and decided to purchase the property to add to their investment portfolio.
I re-listed the property and negotiated a satisfactory price between both parties. The process of working with the buyers to satisfy the bank through the lengthy process of invasive testing by an independent inspector revealed the property was in a lot better shape than originally thought. The bank was satisfied, the building inspector had himself a beautiful property and the vendor was happy he could move to town and be closer to his family.
“I previously listed my property with another agency, which did not create much activity. I decided to change my agency to Sara Browne from EVES. She worked through two auction campaigns and a few offers, she never lost faith she would sell the property for me. With her connections she found an interested party, they loved my house and after negotiation purchased it. I would not hesitate to work with her again, she is hard-working, positive and always makes sure her clients are looked after”
I have known Sara Browne for about 40 years. She has always been a highly motivated person who has achieved at the highest level in everything she has done in life, whether it be interior design or running a large successful family business. Sara has great moral values and is very loyal to her family and friends.
We have known Sara Browne on a professional level for the past 10 years. Sara has been involved with organisations in and around Tauranga for many years and has been involved in organising functions for charity that we have participated in. Sara is honest and reliable, and has an enviable work ethic. We have always found her easy to get along with, conscientious, and she has a great sense of humour. We have found Sara to be a very well organised and professional person who has always strived to provide mutually beneficial outcomes for both parties involved in our business transactions. We have no hesitation in recommending Sara to future clients, the morals and high standards that she possess and her positive approach to getting the job done are a valuable asset to her and to any person who chooses to enlist her services.

I contacted Sara Browne with a view to purchasing a "do up" property in the Tauranga area in March 2015. She found 6 potential properties that we viewed and I identified one which ticked all my boxes. She then worked with me during the auction process which I was unfamiliar with and a successful outcome was the result. Her friendly personality and professional manner left a lasting impression and I have no hesitation in recommending Sara Browne to my friends, colleagues and acquaintances' for any future property dealings in the Tauranga area.
We recently contacted EVES to help us determine the best way to sell our property and had contact with Sara Browne who was very conscientious and helpful through the whole experience. She was knowledgeable about things that were required and arranged things that needed to be done at the time with good humour and advice. We would recommend her to anybody who was considering selling a property at this time. Her diligence and energy and professional handling of our sale are greatly appreciated and we wish her every success in the future.
